Holdsworth Capital Group specialises in projects that traditional developers often overlook. Our strategies include commercial-to-residential conversions, small-site infill developments, and planning uplift opportunities. These approaches allow us to unlock hidden value and deliver strong financial outcomes while addressing the UK’s ongoing demand for housing.

All of our investment opportunities are underpinned by tangible real estate assets. We structure each project through a dedicated SPV (special purpose vehicle), ensuring assets are ring-fenced. Depending on the investment, protections may include a first legal charge, SPV debenture, or secured loan notes. Funds are only released against independently verified milestones, adding another layer of security.

Returns vary depending on the investment structure (debt or equity) and the specific project. Debt investments typically offer fixed returns with defined terms, while equity opportunities provide higher upside potential linked to project performance. We always provide clear target ranges and risk disclosures in our investor pack. It’s important to note that, as with all investments, capital is at risk and returns are not guaranteed.

Most of our projects fall within a 12–36 month timeframe, depending on planning requirements, construction timelines, and exit strategies. Some planning uplift projects may complete sooner, while larger development schemes may take longer. Investors are always given clear timelines, expected exit routes, and regular progress reports throughout the project lifecycle.

Our investments are available to prequalified private individuals and companies who meet the criteria of either High Net Worth (HNW) or Self-Certified Sophisticated Investors under UK financial promotion rules. This ensures that our partners understand the nature of property development investments, associated risks, and potential rewards.
